Tenants want smaller and more efficient spaces that suit modern working practices. Property owners want to build flexibility into their premises to prevent them from going unrented. The smarter we design a workplace, the better the people who work there feel. And the better they perform. Designing and adapting workplaces based on changing needs is not only business smart. If we plan correctly from the start and use sustainable materials, think circularly and adaptively, it is also a win-win for both people and the environment.

Semrén &amp; Månsson has extensive experience of designing buildings for care, health and learning that support society. Whether the assignment is a hospital, a specialist center or a preschool, we always put people and their needs and experiences at the center. With sensual architecture that is at the same time maximally functional, we want to support the patient's recovery, arouse the curiosity of the pupil, and make the doctor's, nurse's or special educator's everyday life a little smoother. Kungsgatan 57

Kungsgatan 57 is, in many ways, a unique address. It&#8217;s a 1920s property with the features of a city palace. It was initially built as a hotel and is frequented by celebrities such as Ella Fitzgerald and Count Basie. In the 1960s, it was home to one of Stockholm&#8217;s first English pubs, designed by prominent architect Peter Celsing. And until recently, Semrén &amp; Månsson had its Stockholm office here. The move has taken place, but we have not yet completely cut the ties. On behalf of Axfast and in close cooperation with the architectural heritage officer, we are making the listed property ready for new glory days and, at the same time, opening up the block to the area around Gamla Brogatan.

<h3>The delicate interplay between old and new</h3>

Clear, refine and add &#8211; this is how the concept can be summarised. As always, when it comes to cultural properties, it is about careful changes in the history and ancient value of the property. A new expression is intertwined with the original character of the building &#8211; now as then, with timelessness and quality as the primary keywords. Knut Nordenskjöld&#8217;s original drawings will act as a compass. As far as possible, beautiful details are preserved in their original design, and even in newly added elements, we use a classic and durable material palette: oak, copper, granite and limestone.
It is easy to describe the offices at Kungsgatan 57 as a premium product. Nothing has been left to chance here, and it continues beyond first-class materials and carefully designed interiors. Maximum flexibility is a critical element of the concept. Based on a state-of-the-art technology system, the office space is built with largely movable walls. Suitable for the tenant&#8217;s changing needs and just as good from a sustainability perspective, as the premises can eventually be converted for other purposes without the environmental impact of a total remodelling.

<h3>The sustainable cornerstone of neighbourhood life</h3>

If two words permeate the project, they are long-term and sustainability. What we design should work today and in ten, fifty, or even a hundred years. In addition to an overall sustainability approach to materials and design, the project will be certified according to existing properties&#8217; BREEAM-in-use environmental classification system. Energy issues, sound material choices and indoor ecological parameters such as noise, radon, moisture, temperature and daylight are addressed early in the project. All to ensure a building that is good for the people living in it, for the environment and for the city of Stockholm.
As part of a more significant development of the neighbourhoods around Gamla Brogatan, Kungsgatan 57 will interact with new movement routes, meeting places and destination points created to promote life in the city. With a new generous entrance, designed concerning the original design, we strengthen this connection to the street and the surrounding neighbourhoods. A return to the building&#8217;s former, more public position in the cityscape.

GoCo Health Innovation City outside of Gothenburg is a project that speaks to the mind and body - just what life science is all about.

GoCo Health Innovation City – it’s a research cluster geared towards the advancement of healthcare, medicine and digital entrepreneurship. The building brings together the offices of roughly 300 companies, apartments, hotels, co-working spots and public spaces, where talented scientists and researchers from around the world will work and live.

The GoCo innovative cluster is being developed in the Göteborg suburb of Mölndal, near the AstraZeneca research center. Its shape is based on  cubes, which hint at the nimble, constantly changing nature of the healthcare research to be conducted here, as well as of life in general.
GoCo Health Innovation City it’s a joint venture between Next Step Group and Vectura Fastigheter, geared towards the advancement of healthcare, medicine and digital entrepreneurship. The building brings together the offices of roughly 300 companies, apartments, hotels, co-working spots and public spaces, where talented scientists and researchers from around the world will work and live.

<h3>An environment changing the world</h3>

GoCo Health Innovation City will bring together bright minds from around the world. What will it take to unleash their full creative potential? We believe that architecture can encourage communication, openness and the desire to share experiences. The building will primarily be built using CLT-panels. For joint work, the design envisions special zones, but when it’s time for some solitary thinking or leisure pursuits, there will be convenient, spacious terraces and open green spaces. We’re trying to move away from the researcher’s traditional “top secret” paradigm. That’s what gave rise to the “human scale” concept, which is harmonious with the future research pursuits of the building’s residents. Sculptures of people placed on the tops of the cubes play up this idea and are intended to become one of the district’s latest sightseeing attractions.

After decades of obscurity, the industrial buildings dotted around Göteborg’s central railway station are coming back to life. They managed to gain Göteborg landmark status, and now they’re being transformed. The formerly dark and closed-off spaces have been thoroughly repaired and are now filled with new light – the façades, entryways and flights of stairs have all been updated. And that’s just the beginning. Once the conversions have been completed, the Gullbergsvass district will be transformed from a deserted part of town into an attractive and accessible neighborhood in the heart of Göteborg.

The southern façade of the old tobacco warehouse was dismantled brick by brick. Then, using the original bricks, it was rebuilt in a new design. What appeared was an expressive, chiseled concrete façade that lets in lots of daylight and gives the building its distinctive look.
The Pagoda building, originally designed by Cyrillus Johansson, is a shining example of the construction technologies used back in the 1920s. It’s a monumental structure, with massive amounts of brick and small windows under a copper compass roof with Chinese motifs. Within these historical and protected confines, Semrén &amp; Månsson was tasked with creating an open, bright and modern office building. Thanks to some delicate intrusion into the building’s structure, an elongated bright inner courtyard was created to the east, which solved the problem of the building’s dimensions and volumes, which otherwise would have resulted in an overly dark central courtyard.
In 2012, the rebuilt Pagoda was named one of Göteborg’s best buildings.

The three-story building that once housed the Vin &amp; Sprit company office was built with west-facing windows on one side and a thick east-facing firewall on the other. Everything but the optimal conditions for today’s light-worshipping renters. The fact that the building’s depth only amounts to a modest six meters wasn’t helpful either. But by opening the vertical “glass apertures” once completely covered by the firewall, we were able to update the building with office spaces meeting today’s light and type specifications. We’re also freeing up space for a new restaurant at the site previously used as the first-floor garage.
At Kämpegatan 6, the building’s small square windows were restored to their original appearance and augmented with vertical apertures allowing for improved light penetration. It’s a respectful meeting of old and new, which is also evident inside, where the surviving unfinished surfaces, wrought iron and concrete columns intermingle with the new staircase, polished-concrete floor, steel molding and door casings.
Along with these carefully restored buildings, which have been recognized as cultural heritage sites, the neighborhood has also been supplemented with a new five-story development. Of course, the building is clearly based on an older, more industrial look. The large lancet windows, richly detailed brick façade and rough limestone plinth are examples of how the building plays off the surrounding structures. At the same time, the new building stands apart from the old one with its light-gray brick façades contrasting against the classical red-brown color of the surrounding environment.

At Kämpegatan 4-8, the original dimensions, as ungenerous as they are, have been preserved. At 10 years, the intrusion is becoming more radical. In order to meet the demand for additional office space, we decided to tear down the façade of the inner courtyard and increase the building’s overall depth by a whole six meters. The attic space was also dismantled and built up with two new floors – the addition so closely matches the existing floors that it’s hard to tell the new from the old. And the finishing touch: a new central staircase from a staircase made of unfinished wrought iron, just like in the neighboring building 6.
